Flatbush Cottage is the parlor-floor apartment of a two-family house in the middle of Brooklyn — the real middle, not the one on tote bags. Three bedrooms, one very good kitchen, a bathroom with a tub, a basement room with the washer/dryer, and a garden out back that mostly behaves.

You rent one bedroom. Heat, electric and internet are included, so no utility math at the end of the month. You share the common areas and the bathroom with one or two roommates — one of whom has lived here since 2013 and knows which floorboard creaks.

Interior style: mid-century bones, cottage habits. Plants in every window, a rug that has seen things, a coffee maker that works before you do.

Two blocks to the train, one block to everything else

Flatbush sits in the heart of Brooklyn, which is a nice way of saying you can get anywhere and nobody has to pick you up. The 2 and 5 are a four-minute walk at Church Avenue.

Right off the Church Ave / Nostrand strip: groceries, a hardware shop that has the odd screw, a Walgreens, coffee, and roughly forty ways to eat dinner — Caribbean, West African, Bangladeshi, and a pizza place that does not need to try.

The practical bits

What exactly am I renting?

One furnished bedroom in Apartment 1. Heat, electric and internet are included in the rent. The kitchen, living room and bathroom are shared with one or two roommates.

What does it cost, honestly?

$1,350 per month for shorter stays, $1,250 per month if you commit to six months or more. That's everything — no utility surprises, no internet line item, no 'amenity fee'.

Deposit and lease?

One month's deposit, returned when you leave the room the way you found it. Month-to-month or a fixed term, whichever suits — we've done both. Companies can have a proper contract and an invoice.

Laundry?

In the basement, in a room that belongs to the apartment. Washer and dryer, no quarters, no queue, no walk down Church Ave with a bag.

Who else lives there?

One permanent tenant who has been here since 2013 and one other room that turns over. Quiet, employed, house-trained. We introduce everyone before anyone signs anything.

Guests, pets, parties?

Guests: yes, within reason. Pets: talk to us, it depends on the animal and the roommates. Parties: this is a house with neighbors and a porch — a dinner, gladly; a rave, no.

Can my employer pay and get an invoice?

Yes. We invoice in the US and in the EU, where the VAT is deductible. Send us your billing details and we'll match your finance team's format.
