This site advertises a room in a house that people live in. It sets no cookies, runs no analytics, and has no accounts to sign up for. What follows explains the terms you're reading it under, and the little data that changes hands when you do.

Terms of use
1. This site is a description, not an offer
Everything here — the rooms, the rates, the floorplan, the availability calendar — is published to help you decide whether to get in touch. None of it constitutes a binding offer, a reservation, or a tenancy. A room is only yours once we have both signed a written agreement covering it. Sending an enquiry commits neither of us to anything.
2. What you would be renting
The rooms advertised here are bedrooms within Apartment 1, a three-bedroom apartment in a two-family house. The house is owner-occupied in the sense that the owner lets both apartments and remains closely involved; the apartment itself is leased to its long-term tenant, and the advertised rooms are sublet within it with the owner's consent.
In practical terms: you would be renting one furnished bedroom, with shared use of the kitchen, living room and bathroom. You would not be renting the apartment, and you would not have exclusive possession of any shared room. Your written agreement will state exactly who you are contracting with, what you have sole use of, and on what terms — and it, not this website, governs the arrangement.
Where a company or university is taking a room for someone, the lease is contracted and invoiced through Flatbush Industries LLC, a New York limited liability company. Prices quoted on this site are net: any local VAT, sales tax or equivalent in your own jurisdiction is assessed on your side and is not charged by us. EU billing addresses can be accommodated on request.
3. Minimum stay of 30 days
Rooms are let by the month, with a minimum term of 30 days. This is a home, not a holiday let, a short-stay apartment or a hotel alternative, and we do not take nightly or weekly bookings under any circumstances. New York City regulates stays of under 30 days, and we don't offer them.
Where this site refers to a rate for “shorter stays,” it means a smaller number of months — not a stay of less than a month.
4. Availability and rates can change
The availability calendar is maintained by hand and can lag behind reality: a room shown as free may have been taken since it was last updated, and a room shown as held may have fallen through. Please treat it as a good-faith snapshot rather than a live booking system, and confirm with us before making plans.
Rates shown are $1,350 per month for shorter stays and $1,250 per month for commitments of six months or more, with heat, electricity and internet included. We may change these at any time for future tenancies. The rate that applies to you is the one written into your agreement, not the one on this page.
5. Illustrations and photographs
The house and rooms are shown through a mix of watercolour illustrations and photographs. They're intended to give an honest impression, not a survey. Furnishings, paint, plants and the state of the garden change over time. The third bedroom, which we don't let, is shown with a stand-in image and is labelled as not available. Room dimensions are approximate. If a detail matters to you, ask and we'll tell you or send a current photograph.
6. Enquiries
The enquiry form on this site opens a pre-filled message in your own email application. Nothing is transmitted to us until you press send in that application, and you can edit or discard the message first. We aim to reply within a day.
7. Links to other sites
Where we link elsewhere, we don't control what's there and aren't responsible for it.
8. Limits
We keep this site accurate and available as best we reasonably can, but we can't promise it will always be correct, complete or reachable. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded — including your rights as a tenant or prospective tenant, which these terms do not affect.
9. Changes
We may update these terms. The date at the top tells you when they last changed.
10. Governing law
These terms are governed by the law of the State of New York, and the courts of New York have jurisdiction over any dispute about them.
Privacy notice
The short version. This site sets no cookies and runs no analytics or advertising trackers. We don't know who you are while you browse. Three third parties do see your IP address as a normal consequence of the page loading, and they're named below. If you send an enquiry, we keep your email so we can answer it.
What we collect directly
Through the website itself, nothing. There is no account, no login, no cookie banner because there are no cookies to consent to, and no analytics script recording what you look at or how long you stay.
What happens when you use the enquiry form
The form assembles your answers into an email and opens it in your own mail application. It is not sent to a server of ours. When you press send, we receive whatever you chose to include: typically your name, email address, intended move-in date, length of stay, room preference and anything you wrote in the message box.
We use that only to reply and to discuss a possible tenancy. We don't sell it, share it for marketing, or add you to a mailing list — there isn't one. We keep enquiry emails for as long as the conversation is live and for a reasonable period afterwards in case you come back to us, then delete them. Ask us to delete yours sooner and we will.
Third parties that see your visit
Loading this page causes your browser to contact these services, which necessarily discloses your IP address, the page you're on, and basic details about your browser and device:
- Vercel hosts the site. Its servers keep standard access logs, including IP addresses, as part of delivering and protecting the site.
- Google Fonts (fonts.googleapis.com, fonts.gstatic.com) serves the two typefaces the site uses. Your browser requests them from Google directly.
- Google Sheets (docs.google.com) is where the availability calendar reads its data from, so your browser fetches that file from Google when the booking section loads.
None of these are used by us to profile or track you, and we receive no personal data back from any of them. They are each subject to their own privacy terms.
Where your data goes
We are based in New York, and the services above are operated by companies in the United States. If you're writing to us from outside the US, your enquiry will be read and stored there.
Your rights
You can ask us what we hold about you, ask us to correct it, or ask us to delete it. Because we hold very little — essentially your correspondence with us — these requests are usually quick to honour. Write to us using the contact details below. If you're in the UK, EU or a US state with its own privacy law, you may also have the right to complain to your local data protection authority.
Changes
If this notice changes, the date at the top will change with it.
Equal housing
We let rooms without regard to race, colour, religion, national origin, sex, sexual orientation, gender identity or expression, familial status, marital status, age, disability, immigration status, lawful source of income, or any other characteristic protected by federal, New York State or New York City fair housing law.
If you need a reasonable accommodation or modification because of a disability in order to view or occupy a room, tell us and we'll do what we can. Please note the apartment is on the parlour floor and reached by a front stoop, which we mention so you can judge whether the house works for you.
